Many of these homes have 200-amp panels — but the panels are 40–50 years old. Zinsco and some FPE panels appear in this era’s early years. Pre-1996 homes lack AFCI protection (required on new circuits by code today), and junction-box splices behind finished walls have loosened over decades. A 200-amp rating doesn’t mean the panel is current-code-compliant.

2000s–2020s townhomes & newer detached

Newer homes start with 200-amp service and modern panels — but their panels weren’t installed with the 2020 NEC in mind. The accurate test: do you receive a City of Fairfax real-estate tax bill, or a Fairfax County bill? If you’re not certain, the City/County GIS parcel lookup settles it definitively. NEC code requirements triggered by a panel upgrade

Virginia is on the 2021 Uniform Statewide Building Code (USBC), which incorporates the 2020 National Electrical Code. Two requirements are triggered every time a panel or service is upgraded on a one- or two-family home in Fairfax:

  • Outdoor emergency disconnect — NEC 230.85. A readily accessible disconnect must be installed outside the home, allowing emergency personnel (and you) to shut off the service without entering. Zinsco (and GTE-Sylvania)

Zinsco breakers can fuse to the bus bar over time, physically preventing them from tripping during an overload. A breaker that is welded to the bus is a breaker that cannot protect its circuit. Zinsco panels are found in Fairfax County homes built in the early 1970s — Penderbrook, Greenbriar, and parts of Country Club Hills are the most common areas.

Like FPE, the correct remediation is full panel replacement — not breaker swaps. GTE-Sylvania-branded panels use the same Zinsco design and carry the same risk. Aluminum branch wiring

Termination Risk · Remediation Required

Aluminum branch wiring was used as a substitute for copper in homes built roughly 1965–1973, when copper prices spiked. Aluminum expands and contracts more than copper with temperature changes, which loosens terminations at outlets, switches, and fixtures over time. Loose aluminum-to-device connections are a documented fire risk.

Aluminum branch wiring appears in mid-1970s Fairfax County homes — Penderbrook, Greenbriar, and some Country Club Hills properties. Remediation options range from installing CO/ALR-rated outlets and switches (which are rated for aluminum) to pigtailing (adding a short copper conductor at each device with an Ideal AlumiConn connector). AFCI breakers — nuisance trips vs. real arc faults

Code-Required · Diagnosis Before Replacement

Arc-fault circuit interrupter (AFCI) breakers are required by code on bedroom circuits and most living-space circuits in new construction and renovations. They’re designed to detect arc faults — abnormal electrical arcing in wiring or devices — and trip before a fire can start. The problem: they’re sensitive, and some loads (vacuum cleaners, treadmills, dimmers, older appliances with universal motors) produce electrical noise that can trigger a nuisance trip.
